REQUIREMENTS: This is a full-service contract that covers maintenance, repairs, preventive maintenance and emergency call back service of each door. The contractor shall provide one (1) door technician on site, Monday through Friday during normal business hours. Normal business hours are Monday Friday 0600AM 4:30PM. During the PMs, the Contractor shall clean, adjust, and lubricate the equipment as specified below, determine the nature and extent of any defect and the
requirements necessary to satisfactorily restore doors, and if conditions warrant, furnish and install parts to that end. A complete inventory of the type of doors is furnished with this Work Statement. PMs: All doors shall be inspected, cleaned, and adjusted annually (December). This inspection includes lubricating and adjusting guides, rollers, hangers, belts, drop pins, locks, panic bars, controllers, safeties, hinges and operators. This also includes replacing worn out and broken parts as needed to keep the doors operational. REPAIRS: The Contractor shall furnish and install or repair when and as necessary controllers, operators, motors, belts, pulleys, gears, switches, relays, safety devices, interlocks and contacts, solenoids, mats, locks, motion sensors, and push buttons. The Contractor will adjust all mechanical parts including down rods, crash bars and drop pins to maintain the door s proper operation. If the issue is Access Control, a separate quote will be given to correct the deficiency and get the door operational. STANDARDS: ANSI/BHMA A156.10-2017 American National Standard for Power Operated Pedestrian Doors and ANSI/BHMA A156.19-2019 American National Standard for Power Assist and Low Energy Power Operated Doors. PARTS AND MATERIALS TO BE FURNISHED: The Contractor shall furnish all parts, lubricants, cleaning supplies and tools necessary to perform the work described above. All parts furnished shall be of the original manufacturer s design and specification or equal thereto. EMERGENCY CALL-BACK SERVICE: Prompt emergency call back service shall be provided within five (5) hours in response to requests by telephone or otherwise from the (1)
Contracting Officer, (2) Engineer Officer and (3) COR or their designees in case of a shut down or if emergency trouble should develop between scheduled service calls. EMERGENCY REPAIR: The Contractor shall have a service technician on site within five hours of an emergency repair call. Once on site, the Contractor shall report to the Energy Control Center where there is a complete set of keys for the doors available for sign out. Contractor shall furnish a firm fixed priced quote that will contain the labor category, number of hours, and hourly cost and detailed material costs. Contractor will not proceed with any emergency repair and/or any labor outside the scope of this contract without the authority of the
Contracting Officer. REPORT OF SERVICE: Upon completion of the annual PM service, the Contractor shall provide a written report of services performed for each door to the
Contracting Officer or designee. The reports shall contain corrective actions taken, parts used and recommendations to prolong the useful life of each door. Reports must be submitted within fourteen (14) working days.
