Description

the configuration includes two combination cooler/freezer units, and some of the units appear to share a common wall. Additionally, there are

questions regarding the flooring and structural components within the units. It is unclear whether the floor is insulated concrete or another type of flooring system, and clarification on the ceiling construction will also be needed to properly determine the

scope of work. Given these observations, we want to ensure that the scope accurately reflects the work required before proceeding further. Could you please advise whether additional information, drawings, or clarification on the SOW will be provided regarding the cooler/freezer configuration, flooring, and ceiling construction? A1: The units are Norlake enclosers see attached image, each is an independent insulated walk-in unit. Site visit date and time change due to weather issues. The new site visit date and time is scheduled for Wednesday March 18, 2026, at 10:00 AM CST. Please provide the names of the people requesting to attend along with the company which they represent to [email protected] by 8:30 am on Wednesday March 18, 2026. Q&A's Q1 - What are the interior dimensions (length × width × height) of each walk-in freezer? A1 - 10L x 9W x 9H See attached Photos. Q2 - What temperature setpoint is typically maintained for each freezer? A2 - -20c range to be maintained -15C to -20C Q3 - Are there any ceiling obstructions (ductwork, piping, lighting, etc.) above the evaporator locations? A3 - Yes, various items. Q4 - Could the facility provide the model numbers or nameplate photos of the existing condensing units and evaporators currently serving each freezer? A4 - See attached photos Q5 - What refrigerant is currently used in the existing systems (for example R404A, R507, R448A, etc.)? A5 - R404A Q6 - Where are the existing condensing units located (roof, outdoor pad, or indoor mechanical room)? A6 - Indoor first floor are where the walk in are, the Condensers on and second floor. Q7 - If the condensers are located on the roof, will a crane be required for removal and installation, or is there a service elevator available? A7 - The Condensers are inside the building on second floor no roof access required, or available. Q8 - What is the estimated distance from the evaporator location in each freezer to the condensing unit location? A8 - Approximately 10-20 feet above. Q9 - Are existing roof or wall penetrations available for the refrigeration piping, or will new penetrations be required? A9 - The current refrigeration line runs should be able to be refitted to accommodate new lines with limited modifications vendor to validate on site visit. Q10 - Are the walk-in freezers located on the ground floor of the building? A10 - Yes, main hallway on ground floor. Q11 - If on an upper level, could you confirm the dimensions of the freight elevator to ensure safe transport of the replacement equipment? A11 - No freight elevator available, a staircase is available to second floor special equipment may be required as to mounting new and removal of old. Q12 - Are floor drains available within approximately 5 feet of the freezer footprint for routing the evaporator condensate drain lines A12 - The drains are located directly in front of each unit existing drain lines may be refit to accommodate the new systems. Q13 - Can the facility confirm the existing electrical service available for the equipment (typically 208–230V, 3-phase for condensing units and 208–230V single-phase for evaporators)? A13 - Yes, the current unit's power supplies are as listed, the vendor is to validate to new systems electrical requitements to existing supply Q14 - Should the contractor include new electrical disconnects and power circuits in the project scope, or will these be provided by the facility? A14 - All electrical work to energize the new system is the responsibility of installer to set up if they determine that existing disconnects can be utilized to power new units that is fine. Q15 - Do the existing freezer systems connect to a building monitoring or alarm system? A15 - No, there is a stand-alone cellular alarm system that will remain in place. Q16 - If so, will the replacement refrigeration controls need to interface with the existing monitoring system? A16 - The controller will not be connected to alarm system Q17 - The Statement of Work indicates the freezers will be replaced one at a time to allow contents to be transferred between units. Once the first freezer is commissioned, how much time should be allowed for the facility team to relocate the stored samples before work begins on the second freezer? A17 - This would only take about 30min-1hr to transfer the samples once the new system is operational and stable for at least 24hrs. Q18 - Would it be possible to schedule a brief site visit or virtual walkthrough with the facility maintenance staff prior to final quotation? A18 - Yes a site visit is being scheduled. it will greatly assist in creating a quote. THe Site visit is scheduled for Monday March 16, 2026, at 10:00 AM CST.
