Description

The U.S. Army Corps of Engineers, on behalf of the U.S. Government, is inquiring into available , Texas. The Government is seeking to lease between a minimum of 1,500 and a maximum of 2,500 ANSI/BOMA -zip code area. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s

requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, telecommunication infrastructure setup, and non-productive agency downtime. The ideal space must meet strict building specifications, including full compliance with all federal, state, and local ordinances, and force protection standards in accordance with the Department of Defense’s Unified Facilities Criteria. The property must be outfitted with either designated or open parking, and the offered space must not be located within a 100-year flood plain. An initial fully serviced one-year lease with four one-year options is intended, and the space must be fully built-out and ready for occupancy no later than August 30, 2026. Expressions of interest must be submitted in writing and should include the building name, address, ownership details, accurate floor plan drawings, and digital photos of the property's street view. Submissions must also detail the exact area measurements in both BOMA rentable square feet and ANSI/BOMA , the fully serviced rental rate per square foot inclusive of operational expenses, utilities, and janitorial services, and the Common Area Factor for the available space, if applicable.
