U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: South Carolina City: Columbia Delineated Area: Starting Point: Intersection of Colonial Dr and Harden St. South on Harden St to Green St. West on Green St to Huger St. North on Huger St to Gervais St. West on Gervais St to the Congaree River/ Columbia Canal. North on Congaree River/ Columbia Canal to 76/ Elmwood Ave. East on 76/ Elmwood Ave to Bull St. North on Bull St to Colonial Dr. Northeast on Colonial Dr to Harden St (Point of Beginning). Minimum Sq. Ft. (ABOA): 21,000 Maximum Sq. Ft. (ABOA): 23,100 Space Type: (Reserved): 12, secure ocated within .25 miles of the offered space Full Term: 15 years Firm Term: 10 years Additional

Requirements: -At least 19,000 ABOA SF must be contiguous on consecutive floors. Any remaining space to meet the ABOA SF

requirements must be contiguous on one floor. -All space must be located above the entry level floor with no space located below grade. -Offered space shall not be collocated in a building with residential units. -The following businesses, federal agencies, and/ or services cannot be in the building: - Pretrial Services, Federal Public Defenders -Schools -Daycare centers -Law Enforcement Agencies -Secure parking must be located within .25 miles from the offered space. -A minimum of 42 public parking spaces shall be available within .25 miles from the offered space. -Offered building/ properties are subject to a risk/ vulnerability assessment. The outcome of the assessment may result in the building not being technically compliant. Offered space must meet Government
